AEO for real estate agents, teams and brokerages

AEO for real estate is the work of getting an agent, team or brokerage recommended when a buyer or seller asks ChatGPT, Google AI Mode or Perplexity who to hire, what a home is worth or whether now is a good time to move. It is for brokerage marketing leads and producing agents who want their name in those answers. You get a review of where answers source agent recommendations today, neighborhood pages written under your own name, and monthly prompt tracking for your markets.

Quick answer

How does a real estate agent get recommended by ChatGPT or Google AI Mode?

AEO for real estate rests on three things: reviews on several agent platforms such as Zillow, Realtor.com, RealTrends, RateMyAgent and Google, a Google Business Profile that matches your site, and neighborhood market pages published under the agent's own name. Those are the sources AI answers draw on when people ask for an agent in a city.

  • Agent recommendations in AI answers lean on review platforms and Google's own listings.
  • Neighborhood market pages under an agent's name give assistants local, first-hand material to quote.
  • Fair housing rules apply to every page, including copy written for answer engines.
  • Portals hold listing data, so agents compete on expertise and reviews instead.

What do home buyers and sellers ask AI assistants?

They ask timing, value and who-to-hire questions. The prompts we baseline for agents and brokerages look like "is it a good time to buy a house", "best real estate agent in [city]", "homes under $500k near good schools in [city]", "how much is my house worth" and "average agent commission 2026".

Only some of those are winnable by an agent. Listing searches and automated valuations belong to the portals, and Zillow launched what it calls the only real estate app in ChatGPT in October 2025, so listing data now arrives inside the chat. The questions an agent can own are the human ones: who knows this market, who has sold here recently, what a seller should fix before listing, and how commission is negotiated in your market.

02

Which sites do AI answers cite for real estate agents?

Google itself and agent-rating platforms, followed by Reddit. A vendor study by Temso of 22,228 answers across 11 countries between July and September 2026 found google.com supplied 40% of AI Overview citations for residential agent prompts, followed by realtrends.com, rate-my-agent.com and rankmyagent.com, while Reddit led the sources ChatGPT cited.

For broader market questions the pattern shifts to portals and financial publishers. In the top web results we checked in October 2026 for "is it a good time to buy a house", the leaders were redfin.com, fidelity.com, orchard.com, a syndicated NPR page and homebuyinginstitute.com. No individual agent or brokerage appeared, which is the opening: local, dated, first-hand market commentary is thin.

  • Google Business Profile and Google reviews for each agent and office
  • Zillow and Realtor.com agent profiles with recent sales attached
  • RealTrends and RateMyAgent profiles, which appeared in AI Overview citations
  • Reddit threads in local city subreddits where agents are discussed by name

03

How do fair housing rules shape AEO for real estate?

They decide what your neighborhood pages can say. Fair housing law bars steering, so a page should describe homes, prices, commute times, amenities and school assignment facts, not characterize who lives somewhere or who a neighborhood suits. HUD issued guidance on 29 April 2024 saying advertisers can be liable for discriminatory targeting carried out by algorithms; check its current status with your counsel. This is not legal advice.

We write with that in mind. Phrases such as "great for young families" or "safe area" are replaced with verifiable facts and links to official sources, school details point to the district's own boundary tool, and every market page names its data source and date. That makes the page safer for your license and more quotable, because assistants favor specific, checkable statements over adjectives.

04

What should an agent's own website publish for answer engines?

Pages that only a local agent can write. For each neighborhood or town you serve, a market page with median price trends from a named source, days on market, recent sales you handled, what is changing locally and an honest view on pricing, signed by the agent with a last-updated date.

Alongside those, an agent bio that states license number and brokerage, designations held, languages spoken and areas covered, marked up with schema that matches the page. Seller guides, home valuation explainers and commission FAQs should open with a direct answer. Listing pages powered by IDX feeds often render inside scripts or iframes, so we check what a crawler actually receives and make sure your original content is server-rendered HTML.

05

Why can't a brokerage just rely on its portal listings?

Because portals cite the property, not the person. When an assistant pulls listing data from a portal, the agent's name may appear in small print or not at all, and the recommendation goes to whoever the review platforms rate highly. A brokerage that wants its agents named needs each agent's reviews, profiles and market pages to tell the same story.

Real estate is also an unusual vertical for Google's AI features. An Ahrefs study of 146 million desktop results pages found AI Overviews on only 5.8% of real estate results, far below finance or health. That means classic local SEO and the Business Profile still carry much of the weight on Google, while ChatGPT and Perplexity are where the agent-recommendation answers increasingly appear.

FAQ

Frequently asked questions

How do I get ChatGPT to recommend me as a real estate agent?

Make sure the sources it draws on describe you well: reviews on Zillow, Realtor.com, RealTrends, RateMyAgent and Google, a consistent Business Profile, and neighborhood pages under your name with dated local data. No one can promise a recommendation, but those inputs are what answers are built from.

Does Zillow's ChatGPT app mean agents cannot compete?

It means listing searches increasingly happen inside the Zillow app in ChatGPT. Agents still compete on who-to-hire and local expertise questions, which depend on reviews, profiles and first-hand market commentary rather than listing data.

Are neighborhood pages risky under fair housing rules?

They can be if they describe who lives in an area or who it suits. Stick to verifiable facts such as prices, commute times, amenities and official school boundary links. Have your broker or counsel review the template; this is not legal advice.

Do AI Overviews show up for real estate searches?

Less than in most categories. An Ahrefs study found AI Overviews on a small share of real estate results pages, so Google's local pack and Business Profile still matter a great deal, while ChatGPT and Perplexity handle more agent-recommendation questions.

Should a brokerage do AEO centrally or per agent?

Both. The brokerage owns the site, schema, crawler access and templates, while each agent's reviews, bio and market pages carry their own name. Answers recommend people, so the agent-level signals matter most.

How much does AEO for a real estate brokerage cost?

We quote a fixed price after a free AEO visibility check, based on the number of markets, agents and pages involved. Many brokerages start with a single market to test the approach before adding others.
